Buyers remain active (pending sales up in both segments), but sellers are listing fewer properties, tightening supply in some ranges.

A Little Holiday Secret the Elves Have Been Hiding… There’s a single‑family home under $900K quietly tucked away in Ewa Villages—and it comes with a built‑in opportunity for extra income.

91-1714 Kikoo St, Ewa Beach 96706
Offering a flexible layout perfect for multi‑generational living or house‑hacking. You can comfortably live in the front portion of the home while renting out the two additional rooms, which already include a wet bar. In this area, similar rooms rent for around $1,800/month, giving you a chance to offset your mortgage right away.
🛠️ Heads up: This is a short sale, and it appears that some renovation work will be needed. But for the right buyer, this is a rare chance to get into a fee‑simple SFH at this price point—and build equity through improvements.
💡 Loan Solutions to Make This Even Better:
FHA 203(k) Renovation Loan
Fannie Mae HomeStyle Renovation Loan
HELOC on Current Home
DSCR or Investor‑Friendly Loans
Let’s say Rudolph the Reindeer decides to buy a fixer-upper using a 203k or HomeStyle renovation loan. These loans allow him to roll the repair costs directly into the mortgage! Here is the breakdown: Renovation Budget: $60,000 (Maybe for a new sleigh port?), New Total Loan: $867,500, Est. Principal & Interest: $5,600/mo, Rental Income: -$1,800/mo (Renting a room to an Elf) = Net P&I Payment: $3,800/mo.
Don't let Rudolph make the first offer. Talk to your loan officer and get started. If you don't have one, reply to this email, and I can connect you to one.

🎁 Gifting vs. Inheriting: What is the Best Way to Pass Down a Hawaii Home?
I recently looked at the numbers for a standard "old Oahu home" purchased in 1980 vs. its value today. The growth is incredible—often over $1 million.
But that growth comes with a danger zone: Capital Gains Tax.
Many families try to "gift" the house early to avoid Probate. Unfortunately, this often triggers a massive tax bill for the heirs later because they lose the "Step-Up in Basis."

So, what is the right way to do it?
In my latest blog post, I broke down the pros and cons of the four main strategies families use in Hawaii:
The Revocable Living Trust: The "Gold Standard" for avoiding probate and keeping tax benefits.
Transfer on Death Deed (TODD): The "Easy Button"—simple, but comes with an 18-month creditor risk.
Joint Tenancy: The "DIY Method"—risky. This is where the tax traps usually hide.
The Will: The "Slow Lane"—guarantees a trip to Probate court.
Bonus Strategy: I also covered a creative "Installment Sale" method that lets you sell the home to your children now, freeze the value, and create cash flow for your retirement.

I Tried to Do It All—Here’s What Happened
As Christmas approaches and the year comes to a close, I’ve been sitting in reflection. I’ve looked back at my goals—where I succeeded, where I stumbled, and what needs to change.
A recent loss of a client shook my confidence and forced me to confront a real fear of failure. I became so focused on my own goals that I tried to handle everything myself, and it ended up costing me.
The lesson for 2026 is clear: success is not a solo sport.

To conquer this fear, I have to learn to let go. I need to 'share the wealth'—of work, of responsibility, and of victory. Knowing I have people I can depend on doesn't just lighten the load; it dissolves the fear.
Here’s to a year of collaboration over isolation. 💪 #GrowthMindset #NewYearGoals
