  • Sales were up 12% in June compared to last year.

  • The biggest jump in sales was for homes priced between $800,000 and $1,099,999.

  • Contract signings soared in areas like Ewa Plain, up a significant 44.4%, meaning more homes are going under contract there.

  • The median sales price for single-family homes saw a minimal change, rising just 0.4% to $1,125,000. Interestingly, about 35% of sales closed below $1 million in June.

• Condominiums:

  • Sales edged up 0.8% in June year-over-year.

  • Buyers were especially active in Hawaii Kai, Waipahu, and Ewa Plain, with pending sales more than doubling in some of these areas!

  • The median sales price for condos saw a slight dip, down 3.8% to $510,000 compared to last year.

    Homes are spending a bit more time on the market than they did last year.

• Single-family homes are taking about one week longer to sell (median 24 days).

• Condominiums are taking about two weeks longer (median 40 days).

• This longer market time for condos, coupled with increased inventory, suggests that sellers need to be strategic with pricing to attract buyers. However, some areas like Hawaii Kai, Kailua, Kaneohe, and Waipahu are still seeing condos sell relatively quickly (under 30 days).

The Humuhumunukunukuapua'a got its name directly from the Hawaiian language, and it's quite descriptive!

Let's break it down:

• "Humu Humu" (or just "Humu"): This part of the name refers to triggerfish in general. It's thought to mean "to fit pieces together," possibly referring to the way some species' color patterns resemble blocks, or the way the fish wedges itself into crevices.

• "Nukunuku": This is a reduplication of "nuku," which means "snout" or "nose." So, "nukunuku" emphasizes the snout.

• "a pua'a": This literally means "like a pig" or "of a pig."

  So, when you put it all together, Humuhumunukunukuapua'a translates to "triggerfish with a snout like a pig."
