  • Condominiums:

    • Sales edged up 0.8% in June year-over-year.

    • Buyers were especially active in Hawaii Kai, Waipahu, and Ewa Plain, with pending sales more than doubling in some of these areas!

    • The median sales price for condos saw a slight dip, down 3.8% to $510,000 compared to last year.

      Homes are spending a bit more time on the market than they did last year.

  • Single-family homes are taking about one week longer to sell (median 24 days).

  • Condominiums are taking about two weeks longer (median 40 days).

  • This longer market time for condos, coupled with increased inventory, suggests that sellers need to be strategic with pricing to attract buyers. However, some areas like Hawaii Kai, Kailua, Kaneohe, and Waipahu are still seeing condos sell relatively quickly (under 30 days).
