April brought a mix of small price shifts, steady buyer activity, and faster-moving listings across both the single‑family and condo markets.

Home and condo prices dipped slightly in April, with single‑family down 1.7% and condos down 1%. These are mild changes — more of a market adjustment than a major shift.

Affordable homes ($500K and under) stayed busy with 193 April sales and 1,168 active listings. This segment remains one of the most active parts of the market.

Both single‑family and condo sales slipped about 4% compared to last year. So while April was a bit slower, the broader trend is more balanced.

Mid‑range homes ($900K–$1.1M) and condos in both the $400K–$499K and $1M–$2M ranges saw strong buyer demand. Higher-priced condos and mid‑range single‑family homes are seeing renewed interest.

Homes and condos sold faster this April, with days on market dropping for both. Buyers are acting faster when they find the right fit.

Fewer new listings hit the market, tightening inventory for both single‑family homes and condos. Fewer new listings mean buyers have less to choose from — which helps support prices.

Pending sales rose in both markets, signaling stronger activity ahead. This suggests stronger activity ahead.

Having a teenager and a 9‑year‑old means finding family activities everyone actually enjoys can feel like a full‑time job — especially when your teen is very particular about how he spends his time 🙄.

But I finally found something that worked for all of us: dirt 🏍️ riding at Coral Crater. The boys were in heaven, the aunties braved the zipline, and I — five months pregnant — happily claimed my spot in the shade to cheer everyone on.

Watching them out there, trying something new, pushing past their nerves, laughing, wiping out, getting back up… it reminded me of something important.
