Both single‑family and condo sales slipped about 4% compared to last year. So while April was a bit slower, the broader trend is more balanced.

Mid‑range homes ($900K–$1.1M) and condos in both the $400K–$499K and $1M–$2M ranges saw strong buyer demand. Higher-priced condos and mid‑range single‑family homes are seeing renewed interest.

Fewer new listings hit the market, tightening inventory for both single‑family homes and condos. Fewer new listings mean buyers have less to choose from — which helps support prices.

Pending sales rose in both markets, signaling stronger activity ahead. This suggests stronger activity ahead.

But I finally found something that worked for all of us: dirt 🏍️ riding at Coral Crater. The boys were in heaven, the aunties braved the zipline, and I — five months pregnant — happily claimed my spot in the shade to cheer everyone on.
