Investor's Corner:

In today's dynamic real estate market, seller financing—also known as seller carry—presents a compelling option for both sellers and buyers.

Seller financing, also known as owner financing or seller carryback, is an alternative method of financing a real estate purchase where the property seller acts as the lender instead of a traditional financial institution.

Here's how it typically works:

  1. The buyer and seller agree on the purchase price and terms of the loan.

  2. The buyer makes a down payment to the seller.

  3. The seller extends credit to the buyer for the remaining balance.

  4. The buyer signs a promissory note, agreeing to repay the loan with interest.

  5. The buyer regularly pays the seller until the loan is paid off.

Many real estate investors aim to become the "bank" themselves, as this represents a higher level of investment strategy. By offering seller financing, they can potentially earn higher returns through interest payments and have more control over the terms of the deal.

Benefits of seller financing:

  1. For buyers:

    • Easier qualification process

    • Faster closing times

    • More flexible terms

    • Opportunity for those with credit challenges

  2. For sellers:

    • Potential for higher sale prices

    • Steady income stream

    • Possible tax advantages

    • Expanded pool of potential buyers

Risks of seller financing:

  1. For buyers:

    • Potentially higher interest rates

    • Shorter loan terms with balloon payments

    • Less protection than with traditional mortgages

  2. For sellers:

    • Risk of buyer default

    • Delayed receipt of full payment

    • Potential property damage if repossession is necessary

    • Legal and regulatory compliance issues

Both parties must consult with legal and financial professionals before entering a seller financing agreement to ensure all terms are clearly defined, and risks are appropriately managed.

Exploring seller financing could be the key to unlocking your real estate goals in this unique market. Interested in learning more? Let's discuss how this strategy could work for you. Text me, 808.720.2715.

Dead Butterfly Worth 2k?

Living in Waikiki, I was surprised to have never explored the new International Market Place until recently. My husband and I decided to take a day off for a belated Valentine's/anniversary celebration. (YES, I said Valentine’s! 😆 Amazing how quickly time passes) We strolled through the mall, wearing our cheesy matching shirts featuring the Giphy characters Milk and Mocha Bears.… this is how I know he loves me 😉 .

During our visit, we discovered a beautiful art piece at one of the shops. It was a real butterfly, mummified and incorporated into a stunning picture by the artist RAMOS. I was intrigued by the unique artistry and wondered if it was worth the price of $2,000. REPLY to this email; I'd love to hear your thoughts on this!
