Let’s talk story about the first quarter of 2025—it’s been a bit of a rollercoaster for Oʻahu’s housing market. Here’s the scoop:

📈 Prices Keep Climbing Like Stairway to Heaven: Single-family homes? Boom—up 5.5% with the median price hitting a cool $1,160,000. And condos are holding steady at $500,000, but their average prices cruised up 6.1%.

🏘️ More Options—Finally! Here’s some good news for buyers: new listings are popping up faster than shave ice stands on a hot day. Single-family home listings surged ~30%, and condo listings climbed ~22% compared to last year. The active inventory shows:

• Homes: 773 (+33% YoY)

• Condos: 2,302 (+54% YoY)

⏱️ The Tale of Two Speeds: Talk about contrasts! Single-family homes are selling like Spam musubi at a gas station—just 15 days on the market (down from 31 days last year). But condos are taking it more chill at 40 days (up from 29 days). Guess condos decided to embrace “island time”!

What’s the Kuleana?

• For Buyers: More options mean fewer bidding wars, but those climbing prices might still pinch the wallet.

• For Sellers: Stay sharp with pricing. The condo market’s heating up, and competition is fiercer than the line at Leonard’s for malasadas.
